3 Numbers That Decide When to Sell in the Twin Cities

National forecasts can’t answer whether January will be a good time to sell in Eden Prairie, Edina, Lakeville, Minnetonka, or Bloomington. The same is true for just about anywhere in the Twin Cities.

The metro entered the second half of 2026 with more inventory, longer market times, and more choices for buyers. Even so, those conditions don’t create a single market.

In the same week, a starter home in Lakeville might draw a very different response than a condo in Bloomington or a luxury home in Minnetonka. Rather than asking what the entire market will do, I’d focus on three numbers for your specific home.

1. Know your active competition. Look at how many similar homes are available in your price range and how many new listings are likely to arrive over the next few weeks. Buyers compare your home to those properties rather than national headlines.

2. Track the pace of accepted offers. Watch how quickly the best comparable homes go pending, how often prices are reduced, and the gap between the original list price and the final sale price. Together, those figures reveal buyer urgency and how much leverage sellers have.

3. Calculate your net and next payment. A higher sale price doesn’t automatically improve your move if the next home also becomes more expensive or your financing changes. Your decision needs to account for what you’ll net, what you’ll buy, and what your monthly payment will be.

The best time to sell has less to do with the calendar than with when your local competition, your financial numbers, and your life plan align. A neighborhood-level strategy is more useful than any broad prediction for exactly that reason.
